Requirement forecast of the Regional Authority: 184,000 additional housing units needed by 2030
The Regional Authority FrankfurtRheinMain has compiled a housing requirement forecast for its 75 member municipalities for the year 2030. In total, it determined the need for an additional 184,000 residential units. The calculations are based on the municipality-based population forecasts by the Hesse Agency (Hessenagentur) and a housing requirement forecast by the Darmstadt Institute for Housing and Environment (Darmstädter Institut für Wohnen und Umwelt) at the district level with the respective target year 2030. The Regional Authority supplemented these forecasts with assumptions concerning refugee influx and calculated a distribution for each municipality.
Round Table - Housing (Runder Tisch Wohnen)The population of the FrankfurtRheinMain metropolitan region is growing and the economic development is positive. However, a consequence of this is a shortage of affordable housing. In order to begin to counteract this trend, both the mayors of the municipalities of the metropolitan region and the representatives of the housing industry sat down at the "Round table - Housing" (Runder Tisch Wohnen). The basic idea of the "Round table - Housing" is that the cities and municipalities in the area of the metropolitan areas provide construction land. Public housing companies, but also private investors, will then erect row houses and apartment buildings at a rental or purchase price below the usual local level. The determined areas will be marketed via the municipal real estate portal of the FrankfurtRheinMain metropolitan region. WebGIS-based tool of the Regional Authority FrankfurtRheinMain for recording internal development potential
The Regional Authority FrankfurtRheinMain supports its member municipalities in the creation of construction land registries. For this purpose, using the construction share derived from the automated real estate maps within the housing and mixed zones, potential building gaps and low density properties (<15 % buildings) are depicted. The online application developed by the Regional Authority allows the municipalities to evaluate and adjust the automatically generated potential map via a menu and thus in very user-friendly manner. The use of the WebGIS-based tool allows the municipalities to use up-to-date data – a clear benefit over the more static variant of an analog map.

The climate protection concept (Klimaschutzkonzept) is supported by the Federal Ministry for the Environment as part of municipal policy.
